When to Repair vs. Replace Your Deck Boards

Decks take a beating from sun, rain and foot traffic year after year. At some point most decks in the New River Valley need a little attention. The question homeowners ask us most is simple: do I just need a few boards fixed, or is it time for something bigger?

Here is how we think about it when we look at a deck.

Signs a few boards just need repair

If the framing underneath is still solid and only the surface boards or railing are the problem, a targeted repair usually makes sense. A handful of split, cupped or soft boards can be swapped out. A wobbly railing can be re-secured. Popped fasteners can be reset. In these cases you are dealing with normal wear, and replacing the affected pieces brings the deck back to safe and solid without a full rebuild.

Signs of a bigger problem

The framing is where it gets more serious. If the joists, beams or posts underneath are soft, rotted or pulling loose from the house, that is a structural concern — not just a surface fix. Widespread rot, a deck that feels bouncy or unstable, or connections that have failed all point to work beyond simple board replacement. If you are seeing those signs, it is worth having it looked at before it becomes unsafe.

How to check

Press on suspect boards — solid wood should not give. Look for dark, soft or spongy areas, especially where boards meet and water collects. Give the railing a firm shake. Look underneath for any framing that looks wet, dark or cracked.
